Playing a game from DVD?

Hi Is there a way to install a modern game and play from the files in DVD and not play it via online? Can't seem to do that nowadays. Use to be able to in the good old days.

If it uses Steam then you can install (with connection) and then play in off-line mode. Anti-piracy measures, etc are a pain at times.

On a PC, same as Xbox 360 I should imagine, it should state on the game if internet connection is required to play the game online. (I know..but they do state it!) It should also state that you can play off line. Usually the offline game isn't worth the outlay as you don't get the upgrades and patches required and usually the game is short lived.
